🌡️ Why Screw-Down Roofs Leak at the Screws

This is the real engineering difference, and most articles skip it. Metal expands and contracts a lot with temperature — a 100-foot steel panel moves about 0.78" per 100°F swing (an aluminum panel moves double). A standing seam panel is attached with hidden clips: one end is pinned and the rest floats, so the panel expands and contracts freely and there are no fasteners piercing the weather surface.

An exposed-fastener panel is screwed straight through the face into the deck — so it can't move freely. Every hot-cold cycle works the panel against the fixed screws, slowly elongating ("slotting") the holes and fatiguing the rubber sealing washers. With roughly 80 screws per square — 1,600–2,400 penetrations on a typical house — every one is a potential leak point once its washer hardens and cracks under UV. That's why "metal roofs leak" is really a screw-down critique, not a metal one.

  • Standing seam lasts ~40–70 years with minimal maintenance — a PVDF (Kynar) finish over Galvalume typically carries a 40-year paint warranty, and there are no field fasteners to fail.
  • Exposed-fastener lasts ~20–40 years, and its lifespan hinges on the screws. Plan on inspecting them regularly (some manufacturers say up to twice a year) and re-screwing the roof once in its life — most sources put that in the ~10–20-year window, though the interval isn't standardized. When you re-screw, you install a larger-diameter, longer screw with a wider washer, not the same size back into a wallowed-out hole.
  • Oil-canning (visible waviness in broad flats) is mostly a standing-seam cosmetic concern, reduced by striations and heavier 24-gauge steel; screw-down panels have many ribs that add rigidity, so it's rarely an issue there.

📐 Slope Decides More Than You'd Think

Roof pitch is a hard, code-driven divider. Per IRC R905.10.2, a standing-seam system (mechanically seamed) is allowed down to ¼:12 (2%) — it works on low-slope roofs that shed water slowly. Lapped exposed-fastener panels require 3:12without lap sealant (½:12 with it), because their overlaps rely on gravity and are vulnerable to capillary and wind-driven water at shallow pitches.

Practically: if your roof is below 3:12, standing seam is often the only compliant metal option. Individual manufacturers frequently require steeper minimums than code and tie warranties to it — check the specific panel's listing before you buy.

🧪 Wind, Hail, Fire & Gauge

  • Wind uplift. Both systems are tested to ASTM E1592 and UL 580 / UL 1897 (up to Class 90); a properly clipped standing-seam roof with no exposed fasteners has no screw heads to corrode or back out in high-wind and coastal exposure.
  • Hail. Impact resistance is rated by UL 2218 Class 1–4 — Class 4 (a 2" steel ball dropped 20 ft with no rupture) is the highest; both panel types can achieve it depending on gauge.
  • Fire. Metal is non-combustible; both achieve UL 790 / ASTM E108 Class A — a real advantage in wildfire zones.
  • Gauge & coating. 24-gauge steel with a PVDF (Kynar) finish is the standing-seam residential standard; screw-down ag panels are commonly 26–29 gauge with a cheaper SMP coating. Near saltwater, use aluminum panels or Galvalume with stainless fasteners, and never mix steel screws with aluminum panels (galvanic corrosion).
