Where the floor goes decides this more than anything else. Solid ¾" hardwood is approved only on- or above-grade over a wood subfloor; for a concrete slab, a basement, or over radiant heat, engineered is the only correct choice. After that it's a trade-off: solid can be sanded ~4–7 times and last 50–100+ years, while engineered's refinishability is a millimeter question — a thin veneer can never be sanded, a thick one can. Both are real wood (engineered is a real hardwood layer over a plywood core — not laminate).

📍 Location Decides It

This is the first question, and it often ends the debate before cost or looks matter. Per the NWFA installation guidelines, solid wood is not recommended below grade and needs a wood subfloor — it's nailed or stapled down on- or above-grade. Anywhere with a concrete slab, a basement, or radiant heat, you need engineered: its cross-ply core tolerates the moisture and temperature swings that would cup or gap a solid board, and it can float or glue over concrete.

Slab or basement? Test the concrete first — ASTM F2170 in-situ RH (generally ≤75%) or ASTM F1869 calcium-chloride (commonly ≤3 lb/1,000 sq ft/24 hr) — and add a vapor retarder if it fails. A wet or unconditioned basement fails engineered too; the space still has to be climate-controlled.

📐 Refinishing Is a Millimeter Question

"Can you refinish engineered hardwood?" has no yes/no answer — it depends entirely on the wear-layer (veneer) thickness, and total plank thickness is a poor guide (a ½" engineered plank may carry only a 1–2 mm veneer). Each professional sanding removes about 0.8 mm, so:

The takeaway: if you want any future sandability from engineered, buy at least a 3 mm veneer. If you want a floor your grandchildren can refinish to a new color, that's solid. Bevels, wire-brushing, and hand-scraping all reduce usable veneer, so treat these as rules of thumb, not guarantees.

💵 Cost: Materials vs. Installed

Engineered is usually cheaper in materials — roughly $4–$14 per square foot versus $5–$15 for solid oak — and a bit cheaper installed: about $9–$20for engineered against $11–$25 for solid. On a solid nail-down job, labor is often the larger line item, so the installed gap is smaller than the material gap suggests. Wide planks push both up, and exotic species push solid higher still.

🌡️ Stability, Humidity & Lifespan

  • Movement. Solid wood expands and contracts with humidity — red oak moves roughly 1/16" per foot across the grain — so it cups in summer and gaps in winter if the home isn't controlled, and the wider the plank the worse it gets. Engineered's cross-ply core barely moves, which is why wide planks are almost always engineered.
  • Conditions. Per NWFA, keep the interior at 30–50% relative humidity and 60–80°F year-round for either floor. Acclimate the wood to the subfloor's moisture content before install — it's about reaching equilibrium, not counting days.
  • Lifespan. Solid lasts 50–100+ years because you can keep resurfacing it; engineered typically lasts ~20–40 years (80+ with a thick veneer), limited by how many times its veneer can be renewed.

📋 Standards & Indoor Air Quality

  • Formaldehyde (engineered only). Engineered's plywood/HDF core must meet EPA TSCA Title VI / CARB Phase 2 limits (0.05 ppm for hardwood plywood) and carry a compliance label. Solid hardwood has no composite core, so those rules don't apply — a genuine point for indoor-air-quality-focused buyers. Look for FloorScore or GREENGUARD Gold on engineered products (they certify emissions, including adhesives).
  • Install standard. Both follow the NWFA installation guidelines — subfloor moisture within ~4% (strip) or ~2% (wide plank) of the flooring, a perimeter expansion gap at every wall, and concrete moisture testing before any slab install.

  • Basement, concrete slab, or over radiant heat → engineered (solid isn't approved there).
  • Humid or coastal climate, or wide planks → engineered (cross-ply core resists movement).
  • Tight budget or a DIY floating install → engineered.
  • On/above grade, want a multi-generational, repeatedly refinishable floor → solid.
  • You plan to change stain color over the decades → solid (more sandings to work with).
  • Indoor-air-quality priority → solid (no composite core) — or engineered certified FloorScore/GREENGUARD Gold.
  • Engineered, but want future sandability → specify a ≥3 mm veneer.
